  • SMOKING:  No smoking in rooms, smoking only permitted outside in designated smoking areas
  • PETS:  Sorry, pets are not allowed
  • QUIET HOURS:  In consideration of all our guests we have a quiet time from 10pm to 8am
    Quiet Hours means that you are respectful of the other guests staying at the B&B by keeping voices, music, televisions, or other devices at a low volume level, quietly opening and closing doors, and walking quietly through the house and grounds.

Terms & Conditions for Reservations

NOTE: Innkeepers reserve the right to cancel any reservation that doesn’t follow Terms & Conditions

ArrivalCheck-in time is between 2pm and 6pm. Check-in after 6pm is discouraged, but may be possible by prior arrangement and only if arrival is before 9pm. If your pre-arranged arrival time changes, you must call to request a change. We do not accept any check-ins after 9pm. Late arrivals after  9 pm are considered to be cancellations and stay will be refused.

Departure: Check-out by 11am.

Reservations / Deposits: Rooms may be reserved with Visa, MasterCard, Discover, and American Express. A deposit of a one night’s stay (11.42% lodging tax included) will be charged to the credit card provided. The remaining amount of stay will be collected in full after check-in. 

Changes or Cancellations: Each guest’s reservation is important to us; we understand that vacations are hard to plan in advance and we know sometimes ‘life happens’ and itineraries and/or travel plans need to be changed.

We take great care in preparing for your arrival – from room preparation to creating a breakfast menu suited to your dietary needs.  We sincerely appreciate each reservation we receive!  It means we’ve committed to have your room ready and available upon your arrival.

With that as our promise to you, we do expect the same commitment from you as our guest.

While we understand that life isn’t always predictable and that plans change, we do request that you contact us no less than 14 (fourteen) days prior to your check-in date to let us know of your changes.  At that time, your deposit will be refunded, less a $25 cancellation fee.

NOTE: All cancellations are subject to a $25 per room non refundable processing fee.

Changes:

Changes in reservations received MORE than 2 weeks prior to arrival: Changes that are received more than 14 days prior to the scheduled arrival date will happily be adjusted without penalties or processing fees.

EXAMPLE: change in reservation dates for future reservation dates (subject to availability), number of guests, type of room (subject to availability), number of days reserved, etc.

Changes in reservations received LESS than 2 weeks prior to arrival: Change notifications that are received less than 14 days prior to scheduled arrival date will be subject to a $25 non refundable processing fee.

NOTE: changes made to reservations less than 14 days prior to arrival during Holidays or Special Events are subject to the full extent of our cancellation policy.

Cancellations:

Cancellations received MORE than 2 weeks prior to arrival:

Cancellations must be received at least 14 days prior to the scheduled arrival date to ensure the refund of your deposit minus a $25 per room non refundable processing fee.

Cancellations received LESS than 2 weeks prior to arrival:

Cancellation notices received within the 14 days of arrival date are subject to:

  • The one night deposit will not be refunded if a cancellation is made within 14 days prior to arrival.

There are NO refunds for EARLY departures
